Mirella Apartments, Gungahlin
As part of the ACT Government’s 2007 Affordable Housing Action Plan, Community Housing Canberra secured equity with which to invest in the provision of a broad range of affordable housing. One of the first developments under this initiative is the Mirella Apartments in Gungahlin Town Centre. AMC prepared a broad range of options for the development of this strategically located parcel of land with the preferred option a three storey apartment building with basement carparking. The proposal pushed all of the planning constraints but the quality of the design solution combined with extensive consultation with the Gungahlin community and ACTPLA resulted in planning approval in 2008. The development features 26 basement caparks, lift access throughout the building, 19 apartment units comprising 1,2 and 3 bedroom units, extensive water harvesting and a highly energy efficient building with most apartments achieving a 6 Star Rating under the FirstRate system. The architectural language is exciting and contemporary incorporating a highly articulated façade, an interesting combination of materials and a play on the upper level roof forms including a “butterfly roof” bringing excellent northern sunshine into two of the larger apartments. The development has been well received by all stakeholders.
